Greenfield has more listings, but buyers are still showing up
Pending sales in ZIP 46140 rose 11.5% year over year, according to the Real Estate Data Aggregator. That is the headline fact for sellers: more homes came to market, and buyers kept moving. The three months ending August 31, 2026 tell a story of balance, not a standoff.
Nationally, active listings topped 1.16 million homes in September 2026, Realtor.com reported. Greenfield felt that same shift. The Real Estate Data Aggregator counted 240 new listings in ZIP 46140, up 10.6% from the same period a year before. Buyers have more to look at. That is not bad news for sellers who price well.
Price is doing the work
The Real Estate Data Aggregator put the median sale price in ZIP 46140 at $300,000. That is down 1.6% from a year ago. Prices dipped a little, and that is likely part of why buyers kept showing up. Sellers who met the market got deals done.
The average sale closed at 98.7% of list price, the Real Estate Data Aggregator found. That is up 0.4 points from last year. Not every home sold above asking, but sellers were not giving much away either.
Homes are taking a little longer
The Real Estate Data Aggregator measured a median of 40 days on market in ZIP 46140. That is 16 days longer than the same period last year. Not every home sold fast, and sellers should plan for that. Still, nearly 3 in 10 homes (30.8%) went under contract within two weeks of listing, the Real Estate Data Aggregator found. Quick sales still happen when the price fits.
The wider picture adds some pressure
Mortgage rates climbed above 7% for the first time since January 2025, Realtor.com reported. Nationally, the Federal Housing Finance Agency said U.S. home prices rose 2.6% from July 2025 to July 2026. Greenfield's 1.6% dip is softer than that national gain. Buyers here may be getting a little more room than in many other markets.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Greenfield's 98.7% sale-to-list ratio, from the Real Estate Data Aggregator, suggests local sellers have not had to cut as deeply as the national picture shows.
- Greenfield's market for the three months ending August 31, 2026 added listings and still pulled in buyers.

- Sellers who priced to the market found demand waiting.
One street can read very differently from the whole ZIP code. A block near a school or a quieter cul-de-sac may have moved faster or slower than these numbers show.
